Battersea Flats is a privately run business that aims to provide a personal service to all tenants that you would not get from a traditional estate agency. We are on call 24/7 for any issues that may arise, and are very happy to come and meet with you during evenings and weekends to solve any problems that need to be discussed. Like renting a flat from a private landlord, but with great service and the knowledge that things will run smoothly.

Contract Details

All properties are let on an AST (Assured Short Term) tenancy for periods of one year or more. The tenancy is subject to a six month break clause, with one month's notice after this period. All tenancies are renewable after the first contract, or can be taken for a longer period. Please see our example contract (opens in a new window or tab).

If one person on the contract wishes to change over they may do so. Battersea Flats must be informed of all changes wishing to take place as soon as possible. The full rent for the flat must be paid over this period, and the new tenant pass on all required information before moving in. The deposit will be paid to Battersea Flats, and the old deposit returned directly. There will be a charge of £25.00 for the administration and drawing up of a new contract.

Deposit Details

One month's deposit is taken for all rentals, which is kept under the Tenancy Deposit Protection Scheme. The scheme used by Battersea Flats is The Dispute Service. If you would like further information on this then please feel free to visit their website at www.thedisputeservice.co.uk

The rent is paid monthly in advance via standing order for the term of the tenancy.

Bills

Tenants are responsible for paying all utility bills for the property. They include the following: Council Tax, Water, Electricity, Gas and TV Licence. All properties will have the availability to connect to a BT landline which you will need to do if you would like phone or internet access at the property. This is optional depending on your needs.

When you move into the property all necessary meter readings will be taken. You will need to speak with each company to open and set-up your account for the above bills. Any previous final bills should be forwarded to Battersea Flats to be finalised.

Maintenance

Any maintenance issues that occur in the properties will be dealt with directly and promptly by ourselves. Any outside contractors that need to be used will be supervised by a member of staff from Battersea Flats.

All flats will undergo 6 monthly inspections. This is to ensure that the property is being maintained in the correct manner as per the contract. Any issues that arise from this inspection, whether the responsibility of the Landlord or the Tenant will be dealt with promptly by either side, and re-inspected at a later date.
